Improvements are being planned for another downtown building, including the possibility of adding retail space.
Owners of the Forum building at 1107 Ninth St. have filed an application with the city to renovate the ground floor, including creating an outdoor patio and making it ready for retail uses.

Kipp Blewett, a partner with property owner Rubicon Partners, said like other downtown properties, the project is designed to tap into new energy from Golden 1 Center’s opening.
“The gap is starting to close on K,” he said, noting how new retail on the 700 block is separated from the Forum building only by the still-forlorn 800 block of K Street.
Under the application with the city, almost 10,500 square feet of first-floor space would be renovated to create a metal fence patio on K near the entrances. Wall sconces and landscape/hardscape changes also would help activate the corner of 9th and K for pedestrians, according to the application’s design narrative. The building would have new exterior signs as well.
Blewett said the work could result in one or two separate retail spaces, though plans in the application show up to four separate first-floor retail tenant spaces once renovations are complete. Building managers already are anticipating a first-quarter 2017 opening along K Street for Bru Co., a locally owned craft beer business, while The Edwards Co. is leasing another space at the corner of 9th and K.
“We want to create an urban landscape that’s attractive to the retail tenant who’s coming down here,” Blewett said.
